In this class you will learn about the following:
What sellers can do in a changing market – Seller contributions: what, when, how, Seller funded permanent buydowns, seller funded temporary buydowns, owner financing, contract for deed, seller seconds, wraparound mortgages
What buyers can do in a changing market – Using a 401(k), temporary IRA transfers, Appraisable assets for down payment and closing costs, pledged assert mortgages (PAM’s), equity transfer and bridge loans, down payment sources and gift funds, non-occupant co-borrowers, employer assisted mortgage (EAM’s)
What lenders can do in a changing market – Lender funded buydowns, the “MyCommunityMortgage,” leveraging automated underwriter systems, adjusting amortization periods, adjusting interest rates to cover closing costs, state, province, and local government grant and bond programs, mortgage credit certificates, expanded alternative credit, subprime lending, private lending, no documentation programs
