Sandwich Leasing is a powerful tool to have in your investor’s tool box. While it works extremely well for people with little money (low cost entry), all smart investors can benefit by using a strategy that requires little upfront money, can produce immediate cash flows and offers a fast return of your initial investment.
Sandwich Leasing is merely a technique of getting a lease on a house, apartment, etc. with the right to sublet. The investor puts himself/herself in the middle between an owner and a subtenant, in effect becoming the meat in a sandwich.
The general ideas is to bring in more money on the sublet rent, than the money you owe on the master lease. If done the right way, you can create substantial cash flow.
From an investor’s standpoint, real estate values are flat so money must be made on cash flow more than appreciation. Sandwich leasing allows investors to tie up properties to make the cash flow without risking major capital on taking title to the property.
The material in this training course is meant to be applied. The information is practical and hands-on. At the end of the course, investors should be empowered to go out and start finding and negotiating sandwich leasing deals.
