*National Professional Housing Provider (PHP) designation is a nationally recognized education-based certification program designed for Real Estate Investors to recognize the high level of knowledge and professionalism among the holders of this designation. It is sponsored and overseen by the National Real Estate Investor’s Association (NREIA).
“Creative” real estate means different things to different people. To real estate investors, it describes “out of the box” methods of buying and selling real estate. To real estate agents, it describes “another stupid crazy offer that won’t work and how the heck am I supposed to get paid?” To owners and sellers, it’s something out of the ordinary, certainly not the all-cash deal that they’d like to see for their property. HOWEVER, it just might be a lifeline that is thrown to them right before they drown, or even a deal that works out better for them financially than an all-cash offer would.
HOWEVER, in order to do creative deals, you need to know what a good deal is. A good deal is different for each person, depending on their own personal goals. In addition, you need to lay down a foundation of knowledge about your market place – the people, the properties, and the dynamics of jobs, transportation and schools.
MOST IMPORTANTLY, everything you do needs to be done legally. You can’t cut corners; “Creative” does not mean illegal or even grey area. There’s no sense working hard to acquire a property only to lose it because you didn’t do things properly. Laws vary state to state, and even county to county.
